If you are a real estate agent, you have seen a hundred ads promising you listings. Some of them are honest. A lot of them are not. You deserve to know how an ad gets built before you trust it with your name, your market, and your calendar.
So here is the inside view. This is how we make the ads at Main and Main Marketing, what we are actually offering you, and which of our own creatives we decided were safe to run and which ones we pulled.
What we offer, in one sentence

Here is the mechanism, plain and simple:
- We find homeowners who are already searching. We run Google and YouTube ads in your market to people typing things like "how to sell my house fast." These are sellers who are already looking, not people we have to convince.
- Every one gets a call in about a minute. The AI receptionist reaches out fast, because the agent who connects first has the best shot, and you cannot pick up in a minute when you are at a showing.
- Every seller is screened twice. Owner confirmed. Timeline stated. If they do not own the house or do not actually want to move, you never hear about them.
- The real sellers get booked straight to your calendar. You show up to a listing appointment. You do not chase.
Fewer leads. Better leads. Appointments that are yours alone, not shared with other agents.
The listing number, agreed before we launch
Before anything goes live, we sit down with you and agree on your listing number. We set that target together, based on your market.

How the ads actually get made
People assume ads come from someone’s gut. Ours come from a process, and we follow it every time.
Step 1: Listen first. Good ad copy sounds like the person reading it. We pull the pains, objections, and exact phrases from our conversations with agents, and as we talk with more of you, your words replace ours. If an agent would not say it, it does not belong in the ad.
Step 2: Study what is already working. We read the ads that have been running for agents in the Meta Ad Library, and we pay attention to the ones that have stayed live for 7+ days, because the Ad Library shows no results data and staying power is the best signal available. We look for the offers, angles, and headline shapes that keep repeating. The goal is not to be clever. The goal is to speak in a way the market already responds to.
Step 3: Build simple image ads. We start with image ads, not flashy video. Each test uses three primary texts, three headlines, and one description, and the images change so each creative feels like its own ad rather than a color swap. We test different looks on purpose: clean and professional, bold typography, simple pattern interrupts. We do not assume ugly wins, and we do not assume pretty wins.
Step 4: Run every claim through a rulebook. Before any ad is allowed out, it has to pass a copy checklist. No results we cannot back up. No price. No "one agent per market" exclusivity lines. No made up testimonials. We say city, radius, or market, never "zip code targeting." The call to action is always "Book Strategy Call."
Step 5: The two second test. Last check before upload: can you understand it in two seconds, is the offer obvious, and does it look like something that already works for agents? If yes, it is ready for review. Nothing goes live without a final human approval.
Which creatives passed, and which ones we pulled
We built a full set of creatives. Then we reviewed every one of them, including with an independent second reviewer, looking for anything that overpromised. Here is where they landed.

- "Sellers already searching. Booked to your calendar." The blue Google funnel ad. Pure mechanism, no numbers.
- "Listing appointments, every week." The fill your calendar ad. Homeowners who already want to sell, screened twice, booked straight to you.
- "You want listings, not leads." For every agent who is done paying per lead for people who ghost them.
- "Get off the referral roller coaster." Feast or famine is not a business plan. We agree the listing number before launch, and if we miss it we keep working until you have them.
- "Screened twice. Exclusive to you." For experienced agents. Owner confirmed, timeline stated.
- "Screened twice. No chasing." Every seller gets a call in about a minute.
- "Your listing number, agreed before we launch." The cream colored offer ad.
- The red "Attention real estate agents" ad. It now carries one line: we agree the listing number before launch, and if we miss it we keep working until you have them.
- "Build your local presence." For agents who feel invisible in their own town, built on ads to homeowners searching to sell in your market.
- "Click this ad." The billboard. It is exactly what it looks like.
Fixed before they can run
- "Get back to your GCI goal." The original chart showed dollar figures that were illustrative, not real. It runs only with those figures removed or clearly labeled.
- The "agents scale using AI" collage. The screenshots in it are generated mockups, so it needs the line "we agree the listing number before launch, and if we miss it we keep working until you have them" and a clear mockup label, or it stays on the shelf.
Pulled
- The fake text message testimonial. We built an iMessage style mockup that looked like a happy client texting us. It was not a real client. We dropped it. If we cannot show you a real conversation with real permission, we do not show you one at all.
- Any headline promising guaranteed results, or a fixed monthly listing count for everyone. Those lines promised more than our actual terms say. Your number gets agreed with you before launch, and that is the only number we stand behind.
- Ads built around real client text threads, until we have written permission and results that are typical or clearly disclosed.
Why we are telling you this
Because the ads you see from marketing companies are a preview of how they will treat you once you sign. If the ad stretches the truth, the contract probably does too.
We would rather show you the ads we cut than win your business with a claim we cannot keep.
